



Application Instructions
How To Apply
You can apply online or in person at the property’s leasing office.
- If applying online, the application fee is paid by credit card.
- If applying in person, the application fee is paid at the property’s leasing office by check, money order, or cashier’s check, made payable to Midland Properties LLC (cash is never accepted).
- If applying in person, completed application(s) need to be submitted at the property’s leasing office during business hours.
- Proof of income documents can be submitted through the online application, submitted in person at the leasing office, or emailed.
- Only legible documents accepted, no photos or screenshots.


Application Requirements
- APPLICATIONS: Applications will only be accepted from individuals who have toured the unit. Your application will not be processed until you have toured the unit you are applying for.
- INCOME: Gross monthly combined income must equal two and one-half (2 ½) times the monthly rent amount.
- PROOF OF INCOME: Only lawful and verifiable proof of income documentation will be accepted. (Example: paystubs, bank statements, tax returns, offer of employment, SSI, government rent subsidies, etc.)
- CREDIT: An investigative consumer report (credit and eviction report) will be requested for each applicant. A minimum VantageScore of 600 (580 FICO) is required. Applicants receiving government rent subsidies may provide alternative verifiable evidence in lieu of credit history.
- RENTAL HISTORY: A rental history that includes late payments, non-sufficient funds, property damage, violations of lease and other rental policies, or one eviction within the last five years may result in conditional approval or denial.
- GUARANTORS: Guarantors are only accepted for students, or disabled persons, and persons recently from another country. Guarantors must reside in California, need to complete an application, and must meet minimum income and credit requirements.
- PETS: Pets (dogs, cats, birds, fish, etc.) are accepted. No more than two pets per unit. Only dogs under 50 pounds are allowed. An increased security deposit and monthly fee are required when adding pets. Support animals require additional documentation that needs to be submitted during the application process.
Important Information When Applying
- Each prospective resident 18 years or older (including guarantors) must complete an application.
- All pages of the application must be filled out, signed and dated. Inaccurate, incomplete, unverifiable, or fraudulent applications may result in denial.
- Only legible proof of income documents accepted, photos or screenshots are not accepted. Proof of income include recent paystubs, bank statements, tax returns, offer of employment, SSI, government rent subsidies, etc.
- If prior rental history is unavailable or not provided by a former landlord, an increased security deposit may be required. Rental references provided by family or friends are not considered reliable references.
- A government issued picture ID (state ID, driver’s license, passport) is required to verify the name on the application. If the application is approved, a copy of the ID will be made and added to the application file at move in.
- A $35 application fee paid online by credit card, or if applying in person paid by check, money order, or cashier’s check (cash is not accepted) made payable to Midland Properties LLC for each application.
- Applications can take 2-3 business days to process and are valid for 30 days. If the application process is delayed due to an incomplete application(s) and another person’s application is received for the same unit, we will process the new person’s application and, if approved, rent to whomever is qualified first.
- Applicants receiving government rent subsidies are given five days to provide financial and credit history documents.
- If the application is approved, a $250 holding deposit and signed holding agreement is required to reserve the unit. If the applicant, after approval, does not enter into a lease agreement, lost rent damages for taking the unit off the market will be applied to the holding deposit. Units will be reserved for no more than 2-3 weeks from the time the application is approved to the move in date.
- The first month’s rent and security deposit payment are required prior to moving in. Payments can be paid by money order, cashier’s check, or electronic funds (EFT) only and must be made payable to Midland Properties LLC.
